Sanity checks before you fall in love with a layout

  • Fire access: dead-end aisles over ~150' typically need turnarounds — loop the circulation if you can.
  • Detention: budget 8–12% of the site unless you have regional detention or cheap infiltration.
  • Truck turning: 60' aisles serve small-bay; drop below that only with one-way flow.
  • Code area limits: confirm building sizes against construction type and sprinkler strategy (guide).
  • Zoning coverage and landscaping minimums come off the top — verify before underwriting.
